Caulk around any bathtubs, toilets, sinks etc. to give a fresh, new look.
Touch up any paint spots that are long overdue or repaint in pleasing neutral colours that would attract more buyers and not just those that are attracted to statement colours.
Make sure your entrance is very inviting i.e. clear away dirt, cobwebs and in the winter remember to remove snow in walks and entranceways - you don't want a potential client slipping on your walk and remembering your home that way!
Replace lightbulbs when out as soon as possible. Remember a well lit home will sell better and burnt bulbs remind buyers of maintenance!
Declutter, declutter declutter. We cannot say this enough for obvious reasons.
Next make it smelling nice but don't overkill. Scented candles or plug-ins are great!If you have a pet make sure he's out of sight while your showing your home. It just makes it easier and then the potential buyer won't be distracted from your beautiful home! Fresh flowers on the dining room table is a nice touch.
Let the agent do their job and that's being able to show it frequently and make getting in contact with you easy in case of a quick showing. Remember that out-of-towners who needs to find a house asap could be the offer you're looking for.
